Grounded in the Land

A Sedalia ranch home finds its soul through a transformation rooted in calm, connection, and the rhythms of a life well-lived

By: Tanner Pelkey and Sandra Ozolinsh

DESIGN BEGINS WITH understanding how a client wants to feel in their home. For these homeowners, the goal was to create a place of calm, comfort, and restoration. They desired a retreat where the demands of the outside world could be left behind and replaced with the simple pleasures of ranch life, family, and horses.

What began as a renovation to address water damage, plumbing failures, and aging spaces quickly evolved into a larger transformation as trust grew between the homeowner and Sandra Ozolinsh of Howard Lorton Furniture & Design. Through thoughtful planning and creative problem-solving, the project became an opportunity to reimagine the home’s most personal spaces while creating a cohesive design language throughout.

As the project expanded, Ozolinsh was entrusted with furnishing and styling additional spaces throughout the home, successfully completing five bedrooms ahead of a major family event—a wedding that brought family from across the country to Colorado. The result is a home that balances beauty, functionality, and timeless design, creating spaces that enrich everyday life while remaining deeply connected to the landscape, lifestyle, and memories of those who call it home.

Situated on a picturesque property in Sedalia, the surrounding landscape inspired the home’s material palette. Warm earth tones, natural textures, and rustic elements were balanced with refined finishes to create a timeless aesthetic that honors the property’s character while feeling fresh and current. Existing furnishings, artwork, and treasured collections were thoughtfully integrated into the design, allowing the home to retain its history while evolving to meet the clients’ needs.

The transformation included a fully reimagined primary suite, where the bedroom transformed into a sophisticated retreat connected seamlessly to a newly renovated, stylish bathroom. Following a plumbing failure that required complete reconstruction, the bathroom was redesigned as a luxurious wellness space tailored to the clients’ daily routines, and the bedroom was refurnished with pieces that echo the bathroom’s refined palette, completing a suite that offers true serenity.

On the first floor, a dated bathroom was transformed into an accessible retreat inspired by the beauty and movement of horses. Natural materials, custom details, and thoughtful planning allowed the space to meet long-term mobility needs without sacrificing warmth or design integrity.

As family arrived, the dining room stepped into its role as the heart of the home—sweeping views framing a table where meals stretched into long evenings of shared stories. The table, belonging to the homeowner, was surrounded by new Stressless dining chairs that provide comfort and ergonomic support for the family to enjoy coffee, dessert, and time to reminisce.

Today, the homeowner still marvels—genuinely moved by the beauty of a space that feels almost too good to be true. And after building a partnership with Ozolinsh, they continue to redesign additional spaces to extend the aesthetic throughout the home.
